If your clients personally own BTL properties, life is going to get more difficult due to imminent rule changes.
This will particularly affect those who own 4 or more BTL’s but we are already seeing lenders withdraw from the BTL sector so choice will be reduced for others too – mainly when they come to buying another property or raising extra capital against their existing portfolio.
Things to consider:
- Should they apply for mortgages / loans now – before the new rules kick in or more lenders withdraw?
- Should they transfer ownership to a limited company – that brings its own issues?
- Should you warn them of what is around the corner so they can plan accordingly?
- Should they be getting up to speed on the tax implications too? This might help if you want to avoid giving tax advice.

Annual Interest Rate (fixed) is 49.7% p.a. with a Representative 49.7% APR, based on borrowing £5,000 and repaying this over 36 monthly repayments. Monthly repayment is £243.57 with a total amount repayable of £8,768.52 which includes the total interest repayable of £3,768.52.
